Terms & Conditions

1. Introduction

These Terms & Conditions govern all bookings made for stays at our cabin accommodation (“the Property”). By making a reservation, the lead guest confirms that they have read, understood, and agreed to these Terms & Conditions on behalf of all guests included in the booking.

The lead guest must be at least 18 years of age at the time of booking.

2. Booking & Payment

2.1 Booking Confirmation

A booking is confirmed once:

  • A completed reservation has been received; and

  • The required deposit payment has been successfully processed.

We reserve the right to decline or cancel any booking at our discretion.

2.2 Deposit

A deposit of 50% of the total booking value is required at the time of booking to secure the reservation.

The initial 50% deposit is eligible for transfer to a future stay via credit note, provided cancellation is made more than 30 days prior to arrival. Credit notes are valid for 12 months from the original arrival date and are non-transferable.

2.3 Final Balance

The remaining balance will be automatically charged 30 days prior to the scheduled arrival date.

Failure to make final payment may result in cancellation of the reservation and forfeiture of the deposit.

3. Cancellation Policy

3.1 Guest Cancellations

More Than 30 Days Before Arrival

Cancellations made more than 30 days prior to check-in are eligible for a credit note for the full amount paid, valid for 12 months from the original arrival date.

Credit notes are non-transferable and subject to availability when rebooking.

Within 30 Days of Arrival

Cancellations made within 30 days of check-in are non-refundable, including the deposit and any final balance paid.

3.2 Date Changes

Requests to amend booking dates are subject to availability and must be requested more than 30 days prior to arrival.

Approved changes may incur rate differences where applicable.

3.3 No-Shows & Early Departures

No refunds or credit notes will be issued for:

  • No-shows

  • Early departures

  • Unused nights

  • Delayed arrivals

3.4 Cancellation by Us

In the unlikely event that we must cancel a reservation due to circumstances beyond our control, guests will be offered either:

  • A full refund; or

  • Alternative dates, subject to availability.

Our liability shall be limited to the amount paid for the booking.

4. Check-In & Check-Out

4.1 Check-In

Check-in is available from 4:00pm on the day of arrival.

4.2 Check-Out

Check-out is required by 11:00am on the day of departure.

Late departures may incur additional charges.

4.3 Access Information

Check-in details and access instructions will be provided prior to arrival.

5. Occupancy & Guest Responsibilities

5.1 Maximum Occupancy

A maximum of 2 adults may stay at the Property. Infants under 1 year of age are permitted.

Only the number of guests stated on the booking confirmation may stay at the Property.

Additional visitors or overnight guests are not permitted without prior written approval.

5.2 Guest Conduct

Guests agree to:

  • Respect neighbouring properties, surrounding land, wildlife, and livestock

  • Keep noise to a reasonable level at all times

  • Observe quiet hours between 10:00pm and 8:00am

  • Leave the Property in a clean and tidy condition

  • Follow all safety instructions provided

We reserve the right to terminate a stay without refund if guests engage in behaviour deemed unsafe, disruptive, illegal, or inappropriate.

5.3 Parties & Events

Parties, events, large gatherings, and excessive noise are strictly prohibited unless agreed in writing prior to arrival.

6. Damage, Breakages & Cleaning

A pre-authorisation hold may be taken prior to arrival to cover any damage, excessive cleaning, or breaches of these Terms & Conditions.

Guests are responsible for any damage caused to the Property, furnishings, fixtures, or contents during their stay.

We reserve the right to charge for:

  • Damage or breakages

  • Excessive cleaning requirements

  • Missing items

  • Smoking-related cleaning or repairs

Any issues or damages should be reported promptly during the stay.

7. Smoking & Illegal Substances

Smoking and vaping are not permitted inside the Property.

Illegal drugs or unlawful activity are strictly prohibited anywhere on the premises.

Failure to comply may result in immediate termination of the booking without refund.

8. Pets

We welcome a maximum of 2 dogs per stay.

A pet fee of £25 per dog, per stay applies.

Where pets are permitted:

  • Dogs must be kept on leads at all times due to nearby livestock and wildlife

  • Dogs must not be left unattended inside the cabin

  • Guests are responsible for cleaning up after their dogs

  • Dogs should be kept off furniture and bedding where possible

Additional cleaning or damage charges may apply.

9. Fire Pit, Log Burner & Outdoor Facilities

Guests use fire pits, log burners, and outdoor facilities entirely at their own risk.

Guests agree to:

  • Follow all safety guidance provided

  • Never leave the fire pit unattended

  • Ensure fires are fully extinguished after use

  • Use only the firewood provided

  • Never leave the log burner unattended whilst in use

  • Use facilities responsibly and with reasonable care

We accept no liability for injury resulting from misuse of facilities.

10. Parking & Personal Property

Vehicles and personal belongings remain at the owner's risk.

We accept no responsibility for loss, theft, or damage to personal property or vehicles during the stay.

11. Travel Insurance

We strongly recommend all guests obtain comprehensive travel insurance to cover unforeseen cancellations, illness, travel disruption, adverse weather, or other circumstances beyond their control.

12. Force Majeure

We shall not be liable for failure or delay in performing our obligations where such failure or delay results from events beyond our reasonable control, including but not limited to:

  • Severe weather

  • Natural disasters

  • Government restrictions

  • Utility failures

  • Epidemics or pandemics

  • Acts of God

In such circumstances, refunds or compensation shall be at our discretion.

13. Liability

Guests acknowledge that use of the Property and surrounding grounds is at their own risk.

To the fullest extent permitted by law, we shall not be liable for:

  • Loss or damage to personal belongings

  • Injury or accidents occurring during the stay

  • Temporary outages of utilities, internet, or amenities beyond our control

  • Circumstances arising from weather, wildlife, or natural rural environments

Nothing in these Terms excludes liability for death or personal injury caused by negligence where such exclusion is prohibited by law.

14. Privacy

Personal information provided during the booking process will be used solely for the administration of reservations and in accordance with applicable data protection laws.

We will not share personal data with third parties except where necessary to process bookings or comply with legal obligations.

15. Governing Law

These Terms & Conditions shall be governed by and interpreted in accordance with the laws of England and Wales.

Any disputes arising in connection with these Terms shall be subject to the exclusive jurisdiction of the courts of England and Wales.
